apartment persanda 3 shah alam: good prospect?
i have been eyeing this apartment for quite sometime. i even called a few owners who wanted to sell the apartment on the secondary market (note: pic from iproperty website).
the apartment specs:
name: persanda 3 apartment.
address: Jalan Boling Padang 13/64, Section 13, Selangor
status: leasehold
built up: 928 sqft
bedroom: 3 beds, 2 baths
facilities: bbq, cafe, 1 parking, gym, playground, pool, 24hour security
developer: hr united (similar to our suriamas apartment)
asking price: between RM200k to RM270k.
close to Federal, NKVE, Elite, KESAS and Gutherie Highways.
near to MSU, TESCO, UiTM, Giant and Stadium Shah Alam.
potential rental: RM1,100 to RM1,500
this apartment is very close to MSU, so should not be a problem to get tenants. but even after rough calculation, the rental gained can only cover the loan and maintenance fee. kalau ada untung pun ciput. so i'm undecided...
now if only i can get this apartment for around 170k... yum yum!
